The Problem

The property is in a planned subdivision where houses have a similar look, feel, size, and lot size.  There were seven other houses on the market so the house had lots of competition.  In addition, the customer was going through a divorce and the house was sparsely furnished and decorated.  Buyers couldn't get a sense of the floorplan because furniture wasn't ascribing function to the rooms.  The one major differentiator from the competition on this home was that it was on a lake with a beautiful backyard and mature trees.

Solution

This property was getting lost in the background noise of other similar listings in the neighborhooD

We lightly staged the property to define the spaces for Buyers and help them realize how functional the floorplan is.  

We took better photos, including drone photos, that really capitalized on the home's unique features--all brick, beautiful hardwood floors, gorgeous lake views from most rooms, and a mature lake-front yard.  We swapped the initial listing photo from just the house to a drone photo showing the lake (and new roof).  

We coordinated with a local handyman to make sure all inspection items were fixed prior to re-listing to ensure that a deal wasn't lost in the inspection process.

And lastly, we met the appraiser there and made sure the appraiser had the list of upgrades so we could ensure that he had all the data he needed to value the home.  


We had this house under contract in ONE DAY AT FULL List Price, with a back-up FULL LIST PRICE CONTRACT on the second day!  Customer was able to move-on with her new life!
