Solution

We knew that this home would appeal to a very paricular buyer!

We knew this property would likely sell to someone who wanted to live in Lighthouse Park, and who would appreciate the unique floorplan and architecture of this home.  We staged the home with an eclectic mix of furniture and accessories that mimicked the unique style of the home.  

We asked the Seller to put together a history of the home, which we uploaded to the MLS and sent to agents who expressed an interest.  

Because the upstairs of this property had been the living quarters for the owners of the general store, we marketed it as both a single family and a two-family home.  Having an income-producing property would allow a buyer with a lesser income to afford to buy the home, casting a wider net of potential buyers.  

We made sure that the photos of the home showcased all the community has to offer:  proximity to the Lighthouse, Amphitheater, Salt Run, Anastasia State Park, and the Red Cox Park with tennis courts, a playground and picnic area, boat launch, and community dock.  

We listed this home as an agent-assist property, meaning that we would attend every showing ensuring that both the buyer's agent and prospective buyer knew about the rich history, updates, flexibility of the space, and that the courtyard could serve as off-street parking.  (See attached handouts).  

We also knew that the absolute best place to find a buyer would be from existing Lighthouse Park residents so we did a postcard mailing to the neighbors, contacted all the neighbors personally, and sent an email blast to all local real estate agents who typically farm that neighborhood.


It was under contract at full listing price (which was $210,000 more than he paid for it 4 years earlier)  the same day it went on the market.

Matt’s background as a contractor provided the expertise to walk me through the things I needed to do the get the house in top physical shape. While Gretchen’s eye for interior design staged our home where by we wish we had hired her to help us decorate in the beginning!  

Then their combined marketing skills and expertise rewarded us for hiring them with a contract offer the day the house went on the market and for our asking price!  We were floored, yet we also know today without their collective team efforts this process would have been much more painful and less successful.

Simply put, we are thrilled!
